What do you actually do with my contract?
We run the disposition. Our buyer list, our negotiating, our closing team. The assignment stays in your name and you keep 70% of the spread, with 30% to us for moving it.
How is the spread split?
Seventy thirty. You keep 70% of the spread and we take 30% for running the disposition: the buyer list, the negotiating, the paperwork and the closing. The spread is the room between what you contracted the property at and what our buyer pays, so the harder you buy, the more your 70% is worth.
What happens after I apply?
Your application lands with our disposition team and somebody calls you. If it is a fit we set you up with a partner account, and you submit deals through it from then on.
What kind of deals do you take?
Anything you hold a real contract on, in the states we work. We would rather see the ones you think are marginal than not see them at all - our buyer list is wider than any one wholesaler's.
Do you charge to look at a deal?
No. If we cannot move it, you owe us nothing and you still hold the contract.
How quickly can you move one?
We put houses in front of buyers the day we take them on. How fast it closes after that depends on the deal, but the answer is usually days rather than weeks.
